The rules have shifted. We fill the forms, check the dates, and store them with an evidence receipt, so you can run the let properly and look after the tenant, without the admin.
What we do with you
We fill the rent increase notice, check the dates, and store it with an evidence receipt. Dates stay right, same inputs, same notice. Written terms go in the agreement before the tenancy is entered into. A local market-rate picture to sit next to a review, so you and the tenant can see the evidence. A diary of what’s due. A record that Right to Rent, electrics, energy, alarms and licensing were checked (we don’t inspect the house). Tenants can run the same notice and deposit check, free.
What you still do
Protect the deposit with an approved scheme. We check it against the cap and hold the 30-day clock; the scheme gives you the number. Use Form 3A if you need the home back. Put the asking rent on the listing — no bidding, and don’t treat people worse because they have children or claim benefits. Don’t take rent before the tenancy is entered into; after that, only the first month. A holding deposit is one week, not more.
